We will work with you to define the parameters of a portfolio – which may be all assets or a subset such as Garages or Older Persons Housing. From this we will define a range of metrics that will use existing data to ‘rank’ assets, allowing you to see all your data and asset performance in one place. Metrics can be weighted to allow scenario modelling.
We can create dashboards or clear report packs aligned to your Asset Management Strategy, KPIs and regulatory metrics. These can be developed to support your internal reporting. We can also provide scenario modelling so you can understand the financial and data implications for different strategies, approaches and geographical locations for your portfolio.
We will work with you to identify gaps in your data and where required create average data points which in time can be replaced with real-time data. Through our surveying teams we can work with you to populate critical data to further inform your performance models.
A portfolio assessment will review all or a group of assets against its current condition, financial performance and other supporting metrics – allowing you to identify performing or under-performing assets for targeted investment or disposal. An Options Appraisal generally follows this piece of work, taking a detailed look at an estate or block and gives greater insight into the potential opportunities for those assets. The Options Appraisal will compare various interventions (invest, redevelop, dispose as examples) and provide detailed costs, NPV’s, risks and residents impacts to inform long term strategies.

We ensure that Place making is a key factor in our appraisals and that any options provided meet your overall corporate plan objectives. We work alongside planning authorities to understand the local context.
We find that using quarterly or annual snapshots of data is most effective – real-time updates mean that data is constantly shifting and can effectively be incorrect by the time business cases and reporting reaches internal boards and committees. We would recommend a quarterly update dependent on your needs and portfolio size.
