The client

Established in 1890, St Enodoc Golf Club is a historic golf club located in Rock, Cornwall. Their current clubhouse, dating back to the 1930’s, has evolved through multiple phases of extension, refurbishment and modernisation to support its growing membership and visitor offer.

The clubhouse provides a blend of public-facing hospitality spaces and operational facilities, all of which are integral to the club’s day-to-day operations and long-term success.

The project

St Enodoc Golf Club appointed Faithorn Farrell Timms to undertake a condition survey of its clubhouse and prepare a 20-year planned maintenance programme.

The clubhouse is a substantial detached building in Rock, Cornwall, with an original core dating from the 1930s and later phases of extension, alteration and refurbishment. The Club needed an independent assessment of the building’s current condition, the significance of observed cracking, and the likely financial liabilities associated with retaining and maintaining the building over the medium to long term.

Our role

FFT carried out a detailed condition survey of the clubhouse, assessing external fabric, internal finishes, cellar areas and major services installations. We prepared a structured report and supporting data schedule identifying current defects, backlog maintenance, future planned maintenance requirements and indicative budget costs over a 20-year period.

Our work provided a baseline maintain-as-is position, helping the Club understand the likely implications of continued investment in the existing building before considering wider refurbishment, alteration or redevelopment options.

The challenges

  • The clubhouse had been extended and altered over several decades, creating a complex mix of building ages, construction types and condition profiles.
  • The Club had identified cracking, including to cellar floors, which raised concerns about structural integrity and future viability.
  • There was a marked difference between the well-presented public areas and poorer back-of-house areas, where repair and redecoration were overdue.
  • Longer-term planning needed to consider significant future liabilities, including roofs, windows, doors, electrical services and heating / hot water installations.

Added value

FFT provided more than a traditional condition report. We structured the survey data room-by-room and element-by-element, enabling the Club to understand liabilities across the building as a whole, by area, or by specific component type.

This gave the Club a flexible dataset capable of supporting budget planning, programme prioritisation and future scenario testing. Our advice also helped distinguish between defects requiring attention and issues that could be managed through planned maintenance.

The outcome

The assessment concluded that the clubhouse was in a sound structural state and fair overall condition. Subject to timely repair and maintenance, FFT advised that the building should continue to provide satisfactory service for at least 10 years and probably 20 years.

The report identified approximately £177k of Year 1 investment, followed by further forecast expenditure of around £375k to the end of Year 5 and £322k during Years 6-10. The Club now has an independent, evidence-based maintenance plan to support future investment decisions and long-term stewardship of its clubhouse.

At St Enodoc Golf Club, keeping our historic facilities and estate in peak condition is essential to our reputation and our long-term success. The comprehensive 20-year condition survey and financial forecast has provided us an accurate roadmap that we rely on for our core business and strategic planning. The insights provide our management committee the ability to make informed, proactive decisions regarding preventative maintenance and capital investments to our complex clubhouse, some of which is over 90 years old. Because of the high quality and thoroughness of the work completed by FFT, we have confidence in our financial forecasting and clubhouse upkeep. We are really pleased with the results and the accompanying comprehensive report, as this long-term strategy will continue to safeguard our assets and support the growth of our club.
