The client

The London Borough of Islington, through Partners for Improvement, manages a portfolio of residential properties and requires specialist support to protect its interests when neighbouring developments are undertaken. 

Services provided

The project

FFT acted as adjoining owner’s surveyor in relation to proposed basement extension works affecting a local authority residential street property in North London. The works included excavation below foundation level, underpinning and structural alterations affecting the party wall with the Council’s neighbouring property. 

Our role

We reviewed party wall notices, advised the client on its position under the Party Wall etc. Act 1996, and undertook a detailed technical review of the proposed structural works. 

FFT coordinated with the building owner’s surveyor, structural engineers and design team, and agreed the Party Wall Award, setting out how the works should be carried out and monitored. 

The challenges

The scheme involved underpinning and excavation works in close proximity to the adjoining property, creating potential risks associated with ground movement and structural stability. 

The design developed over time, requiring ongoing technical review and coordination to ensure all necessary information was provided and that risks were fully understood and managed.

FFT provided a structured and coordinated approach, ensuring that technical, procedural and legal aspects were managed together. 

By reviewing structural proposals in detail, we helped ensure that the works could proceed with clear safeguards in place. 

The outcome

The Party Wall Award was agreed, providing a clear framework for the works to proceed while protecting the adjoining property. 

The process ensured that risks were considered in advance and that responsibilities for monitoring and making good were clearly defined.
