The client
L&Q Housing Trust is a large housing association managing residential properties across London. The organisation requires specialist support to protect its assets when neighbouring redevelopment projects are undertaken.

FFT acted as adjoining owner’s surveyor in relation to demolition and redevelopment works on a neighbouring site.
The works involved construction of a new residential building, including basement excavation and structures built up to the boundary, directly adjacent to occupied housing stock.
Our role
We advised the client under the Party Wall etc. Act 1996, carried out Schedule of Condition inspections and undertook a detailed review of the proposed structural works.
FFT coordinated the party wall process through to agreement of the Party Wall Award, including review of demolition, excavation and construction methodology.
The challenges
The scheme involved demolition, basement excavation and new build construction in close proximity to existing residential properties, creating risks associated with ground movement and structural stability.
Design information developed over time, requiring ongoing technical review to ensure that appropriate safeguards and construction controls were in place.

FFT provided a coordinated technical and statutory approach, ensuring that risks were identified and addressed before works commenced.
This included integration of structural monitoring, enabling movement to be tracked during construction and providing additional assurance for the client.
