Party wall services supporting a major Central London redevelopment involving basement excavation adjacent to homes, a school and underground facilities. 

The client

A2Dominion owns and manages a diverse portfolio of residential assets across London including Keybridge House, a substantial mixed-use estate in Vauxhall comprising residential accommodation, basement facilities, car parking and educational accommodation, including a primary school. The complexity of the estate meant that neighbouring development works required careful management and specialist advice.

Services provided

The project

FFT acted for A2Dominion on two neighbouring developments affecting the Keybridge House estate. 

One scheme involved major basement construction, piling and mixed-use redevelopment works. The second involved demolition works adjacent to estate land and a primary school, together with temporary access and scaffolding arrangements required to facilitate the project.

Our role

We represented A2Dominion as adjoining owner’s surveyor, reviewing excavation, piling, demolition and construction proposals, assessing monitoring arrangements and negotiating Party Wall Awards. 

We also advised on neighbourly matters, including access rights and licences and arrangements affecting school facilities and estate land.

The challenges

The developments affected a complex and heavily occupied estate containing homes, basement facilities, plant areas, car parking and a primary school. 

The projects required detailed review of technical proposals, careful management of access requirements and consideration of how construction activities might affect estate operations, residents and school users.

FFT provided a single point of expertise across multiple neighbouring developments, helping the client manage both statutory party wall matters and wider neighbourly issues. 

Our coordinated approach provided consistency, reduced risk and ensured that both developments could be assessed in the context of the wider estate.

The outcome

Party wall matters, access arrangements and neighbourly agreements were successfully negotiated, establishing clear safeguards and responsibilities for the adjoining works. 

The result was a practical framework that enabled significant development activity to proceed while protecting residents, estate facilities and educational accommodation.
