The Guinness Partnership is one of the largest providers of affordable housing in England, managing a diverse portfolio of homes and delivering ongoing investment programmes to maintain and improve its stock. At Iveagh House in Brixton, Guinness was undertaking a significant programme of kitchen and bathroom renewals within a live residential block, requiring a strong focus on quality, resident experience and effective programme delivery.

The project
The Guinness Partnership appointed FFT to deliver independent quality inspections for a rolling programme of kitchen and bathroom renewals at Iveagh House, Brixton. With works across a large, live residential block, TGP required consistent on‑site oversight to assure workmanship, coordinate post‑inspections and maintain momentum.
Our role
FFT provided a dedicated Clerk of Works presence, undertaking regular and unannounced checks during installation, recording evidence, escalating non‑compliance, and completing post‑inspections before sign‑off. We coordinated access in partnership with TGP’s team and aligned reporting to framework requirements and KPIs.
Backed by FFT’s multi‑disciplinary surveying capability, the inspection team had rapid technical escalation routes and senior oversight to resolve issues efficiently.
The challenges
High throughput across 161 dwellings, access in a live environment, interfaces with other site activity, and a tight year‑end deadline demanded disciplined planning, continuity and clear accountability. .
Added value
Using Dashpivot mobile forms and a flat‑by‑flat tracker, FFT provided transparent, data‑driven reporting and targeted follow‑ups. Our overlapping inspector model ensured continuity across the week, helping reduce repeat visits and shorten de‑snag cycles.
The outcome
Quality control improved, defects were identified and closed earlier, and programme flow into the December stand‑down was smoother. TGP gained a robust evidence base for monitoring and continuous improvement on a high‑profile renewal programme.
