Overview

Believe Housing appointed FFT to deliver a comprehensive programme of garage surveys across its portfolio, providing clarity on condition, void levels and long‑term viability. 

Covering more than 700 garages across 109 schemes, primarily in Peterlee, the surveys created a robust evidence base to support strategic asset management and investment planning. 

The challenge

Much of Believe Housing’s garage stock dates back to the mid‑20th century and experiences high void levels, rising maintenance costs and inconsistent historic data. The client needed a clear, joined‑up understanding of condition, income performance and future options.

FFT’s approach

FFT combined consistent on‑site inspections with detailed data analysis, assessing condition at individual garage level while reviewing void rates, maintenance liabilities and development potential at scheme level. 

This integrated approach allowed performance, cost and opportunity to be considered together.

  • Analysis of void levels and rental income impact 
  • Forecast maintenance costs and viability modelling 
  • Identification of underperforming and high‑risk sites

The outcome

Believe Housing now has a clear understanding of which garage schemes continue to provide value and which may no longer be viable. The work supports informed decisions around investment, demolition, alternative use and longer‑term asset strategy.
