Services provided
The project
FFT supported Beyond Housing in assessing the condition and safety of balconies across its portfolio. The commission focused on building a clear understanding of risk, improving data quality and supporting a planned approach to maintenance and remediation.
Our role
We carried out structured inspections of balcony elements and provided clear, prioritised reporting. Our outputs were designed to be practical, enabling the client to understand condition, identify risks and plan next steps with confidence.
The challenges
The client had limited consistent information across its stock and needed to respond to increasing regulatory focus on external elements. A key challenge was identifying safety risks without over‑specifying works or creating unnecessary intervention.
Added value
FFT’s proportionate, risk‑based approach reduced uncertainty and created a reliable evidence base. This supported informed decision‑making across compliance, asset management and investment planning.
The outcome
Beyond Housing gained a clear, consistent view of balcony condition and associated risks, with prioritised actions that support both immediate management and longer‑term planning.
