Our role

FFT acted as lead consultant, responsible for surveying the buildings, analysing lifecycle investment requirements, identifying compliance risks and translating complex technical data into clear, decision‑ready information. We worked closely with YMCA’s Property & Places team and architectural partner BPTW to ensure condition, cost and strategy were aligned. 

The challenges

The portfolio is primarily supported housing, including multi‑storey buildings subject to increased regulatory, fire safety and compliance expectations. Surveys needed to be completed within occupied buildings, balancing access constraints with the need for robust data. 

The programme was delivered to tight governance timescales, with outputs required to inform Development & Assets Committee and Board discussions, while also addressing detailed post‑survey queries relating to HHSRS and Decent Homes Standard considerations. 

Added value

FFT combined stock condition data, compliance insight and financial modelling to give YMCA a single, coherent evidence base for decision‑making. Our approach reduced duplication between surveys and options appraisal, improved consistency across assumptions, and gave YMCA confidence that decisions were grounded in validated data rather than broad estimates. 

We also provided ongoing support after issue of the core reports, responding to detailed technical queries to ensure the data could be used confidently for internal planning and regulatory reporting. 

The outcome

All six schemes were surveyed and validated, with 5‑ and 30‑year investment forecasts produced. Compliance risks and priority issues were clearly identified, allowing YMCA to plan and prioritise remedial works. 

For Hayes Ventura and Walthamstow, the options appraisal and NPV modelling provided a clear framework to assess future scenarios, helping YMCA determine appropriate next steps for further feasibility, funding and design development.
