Origin Housing is a London-based housing provider responsible for managing and maintaining a portfolio of residential buildings, including older estates requiring ongoing investment and structural improvement.

The project
FFT was appointed to investigate structural issues affecting external access walkways at Holsworthy Square and develop a coordinated remediation strategy.
The project involved diagnosing deterioration within concrete walkway slabs and steel supports and designing a solution to ensure safe access for residents while improving long-term performance.
Our role
We coordinated structural investigations, including specialist testing, to understand the underlying causes of deterioration.
FFT then developed a detailed repair and strengthening strategy, produced tender documentation and is supporting procurement and delivery, including management of the Section 20 consultation process.
The challenges
The walkways were in poor condition, with cracking, spalling and evidence of ongoing reinforcement corrosion driven by water ingress, carbonation and high chloride content.
Testing also identified weaknesses in the original structural arrangement, requiring a solution that addressed both condition and structural performance.
Works also needed to be delivered while maintaining safe resident access.
Added value
FFT provided a joined‑up approach from investigation through to design and delivery. By combining structural testing with practical design solutions, we ensured that recommendations were proportionate and buildable.
The solution avoids unnecessary full replacement by targeting strengthening and repair where appropriate, improving durability while managing cost and disruption.
The outcome
Origin Housing now has a clear, deliverable strategy to address structural defects within the walkways.
